The Buying process
FIRST STAGE (COMPROMESSO)

This is the first stage of the legal process you are signing a preliminary contract to secure the property of your choice. At this stage all the details are ironed out between the vendor and yourself. You will agree details regarding the final price, the date you want to sign the final contract, the money transfer, any additional land etc. At this point you may be asked to pay a 10% deposit.

SECOND STAGE

FINAL CONTRACT - TITLE DEED (Rogito). As in England this is the final step. You are signing for the Title Deed of your property (Rogito). This document transfers ownership of the property to you the buyer. The signing takes place in the presence of the Italian Solicitor (Notaio).

At this point all relevant checks will have been carried out i.e. proof of ownership from the vendor, that the property is free from debt and has all the necessary planning permission and license.

The solicitor will also transfer all document to the Public Land Registry. This stage can also be carried out by a third party who has your Power of Attorney. Rest assured that unlike Spain, the Italian government has no claim to your property.
